That seasonal momentum is clearly reflected in the latest data. Compared to the first quarter of last year, closed sales increased 22%, while pending transactions rose 26%. This growth in both completed and future deals is a strong indicator that demand remains healthy as we head into our busiest time of year.

While inventory levels remain above normal historical levels, the number of properties on the market declined by 10% compared to 1Q25. With fewer homes available than a year ago and more buyers actively engaged, we are continuing to see competitive conditions take shape across many segments of the market.
