]]> <![CDATA[Quarterly Market Report - Q4 2026]]> As we move out of winter and look ahead to warmer days, longer evenings, and a renewed sense of momentum in our community, it's a great time to reflect on where our real estate market stands and what lies ahead. With each new season comes opportunity, and this past quarter has given us plenty of insight into how buyers and sellers are positioning themselves for the year to come.

Following are some quick statistics related to our market.

  • Closed and pending transactions increased by 39% and 34% respectively in the fourth quarter compared to the prior year.  These gains reflect continued confidence and engagement from buyers, even in a shifting economic environment.
  • For-sale listings declined 5.9% year-over-year at the end of 2025 with 9 months of inventory available at year end. At these levels of inventory, strategic pricing and strong home presentation for sellers is vital. 
  • Average list prices declined 3% and average and average sold prices decreased 4.2% from 2024 to 2025.  This decline is primarily due to inventory that has been on the market for greater than 120 days is finally being sold. 
  • The average amount of time (days) a property was on the market before it sold, cumulative days on market, rose from 129 days in 2024 to 157 days in 2025. This suggests that some long-standing inventory is finally finding buyers, often after meaningful price adjustments.  In many of these cases, the property was listed at a price well above the then current market pricing.  Meanwhile, we continue to see that properties priced appropriately from the start are still selling in under 90 days.

Taken together, these trends point to a market that rewards preparation, accurate pricing, and informed decision-making. Buyers are thoughtful, sellers are strategic, and experience matters more than ever.

According to the most recent data from the Census and the National Association of Realtors (NAR), roughly 1 in 5 homes for sale right now is new construction. So, if you're not looking at newly built homes, you're missing out on a big portion of what's available.

And with more new homes on the market, builders are motivated to sell their current inventory. As a result, many are taking steps to draw in buyers.

Builders Are Cutting Prices

According to Buddy Hughes, Chairman of the National Association of Home Builders (NAHB):

"Almost 40% of home builders reduced sales prices in the last month . . ."

That means builders are being realistic about today's market and adjusting to what buyers can afford. It's their way to keep their inventory moving.

So, builders may be more willing to negotiate price than you'd expect – and that means your dollar may go further if you buy a newly built home. Lean on your agent to see what's available and what incentives builders are offering in and around your area.

Builders Are Offering Lower Mortgage Rates

Here's something most people don't know. Right now, buyers of brand-new homes often get better mortgage rates than buyers of existing homes.

That's because many builders are also offering rate buydowns to make their homes more attractive and keep sales moving. Basically, they're willing to chip in to lower your rate, so you're more likely to buy one of their homes.

Data from Realtor.com shows, in 2023 and 2024, buyers of newly built homes got a mortgage rate around half a percent lower compared to those who bought existing homes (see graph below):

That kind of savings adds up and makes a big difference when you're figuring out your monthly budget.

So, if you haven't found something you love yet, it's time to add newly built homes to your search. You may find that what you've been looking for is already out there, it's just in a new home community.

Nationally, inventory is growing, and that gives you more options for your move. But here's what you need to know. That level of growth is going to vary based on where you live. And that's why you need an agent's local market expertise.

Here's a quick rundown of the current inventory situation, so you know what's happening and what to expect.

Significant Growth Across the Nation

Nationally, the number of homes for sale is rising – and that's true in all regions of the country. That's shown in this data from Realtor.com. In each of the four regions, inventory is up at least 19% compared to the same time last year. In the West, it's actually up almost 41% year-over-year (see graph below):

There are two main reasons for this increase:

  • More sellers are listing their homes. Many homeowners have been waiting for mortgage rates to drop before making a move. Now, some have decided they can't wait any longer. May had more new listings than any May in the past three years.
  • Homes are taking longer to sell. That means listings are staying on the market longer, which increases the total number of homes available. In May, the typical home took 51 days to sell – much closer to what's more typical for the market.

More homes for sale helps the market become more balanced. For the past few years, sellers have had the upper hand. Now, things are shifting. Nationally, it's not a full-on buyer's market yet, but it's heading toward a healthier place, especially for homebuyers. Danielle Hale, Chief Economist at Realtor.com, explains:

"The number of homes for sale is rising in many markets, giving shoppers more choices than they've had in years . . . the market is starting to rebalance."

How Much Growth We've Seen Varies by Area

But, how long it's going to take to achieve true balance is going to vary by area. Some parts of the country are seeing inventory bounce all the way back to normal levels, while others haven't grown quite that much yet.

Let's take a look at another graph. This time, we'll compare the current data (what you already saw) to the last normal years in the housing market (2017-2019).

In this comparison, the green shows which regions are back at more typical levels for inventory based on the growth we've seen lately. The red shows where things have improved, but are still well below the norm (see graph below):

Here's what that means for you. Across the board, you have more options now than you would've just one year ago. And that's a really good thing. More choices means it should be a bit easier to find a home you love.

But not all markets are the same – some will take a bit longer to get back to more typical levels. So, lean on a local agent to find out what the inventory situation looks like where you want to live. They'll be able to tell you how much growth they've seen locally and how to tailor your home search based on what's available in that area. This is just one of the reasons a local agent's perspective matters.

As you can see, agents who talk to buyers regularly agree, the most important spaces to stage are the rooms where buyers will spend the most time, like the living room, primary bedroom, and kitchen.

While this can give you a good general idea of what may be worth it and what's probably not, it can't match a local agent's expertise.

How an Agent Helps You Decide What You Need To Do

Agents are experts on what buyers are looking for where you live, because they hear that feedback all the time in showings, home tours, walkthroughs, and from other agents. And they'll use those insights to give their opinion on your specific house and what areas may need a little bit of staging help, like if you need to:

  • Declutter and depersonalize by removing photos and personal items
  • Arrange your furniture to improve the room's flow and make it feel bigger
  • Add plants, move art, or re-arrange other accessories

A lot of buyers can use the agent's know-how as the only staging advice they need. But, if your home needs more of a transformation, or it's empty and could benefit from rented furniture, a great agent will be able to determine if bringing in a professional stager might be a good idea, too. Just know that level of help comes with a higher price tag. NAR reports:

"The median dollar value spent when using a staging service was $1,500, compared to $500 when the sellers' agent personally staged the home."

A local agent will help you weigh the costs and benefits based on your budget, your timeline, and the overall condition of your house. They'll also consider how quickly similar homes are selling nearby and what buyers are expecting at your price point.

Maybe you've heard the number of homes for sale has reached a recent high. And it might make you question if this is the start of another housing market crash.

But the reality is, the data proves that's just not the case. In most areas, more inventory isn't bad news. It's actually a sign of the market returning to a more stable, healthy place.

What's Going on With Inventory?

Based on the latest data from Realtor.com, inventory just hit its highest point since 2020, shown with the white line in the graph below.

But what you need to realize is, at the same time, inventory levels still haven't returned to pre-pandemic norms (shown in gray):

That means there are more homes for sale now than there have been in quite some time.

And while it's true inventory is up significantly compared to where it was over the last few years, the number of homes on the market is still well below typical levels. And that's important context.

Why This Isn't the Problem A Lot of People Think It Is

Some people hear inventory's rising and immediately think about 2008. Because back then, inventory spiked just before the market crashed. But today's situation is very different.

Here's the key reason why. We don't have a surplus of homes; we have a deficit to climb out of. What we're dealing with is a long-term housing shortage – and it's a big one.

The red bars in the graph below show all the years where housing starts (new builds) didn't keep up with household formation, going all the way back to 2012. The deeper the bars in the graph, the more the housing deficit grew (see graph below):

And one of the reasons this housing shortage kept growing is because new home construction just didn't keep up with the number of people who need to buy homes. In fact, the U.S. is actually short millions of homes at this point, and it will take years to overcome that gap. Realtor.com says:

"At a 2024 rate of construction relative to household formations and pent-up demand, it would take 7.5 years to close the housing gap."

That means, in most areas, there isn't a risk of having too many houses on the market right now. It's quite the opposite – a vast majority of markets actually need more homes.

Which is why, even though inventory is rising, it's not a problem on a national scale. It's just helping to fill a gap that's been growing for years.

Bottom Line

Don't let the headlines scare you. Rising inventory isn't a sign of a crash. It's a step toward a more normal, stable housing market.

The ceremony, held on-site at the future resort location — an 83-acre waterfront property directly across from The Wharf on the Intracoastal Waterway – was led by Art Favre, Founder, Owner, and Chairman of Performance Contractors and Owner of The Wharf.

"This project represents a new chapter for Orange Beach," said Favre. "By bringing together a Margaritaville resort and The Wharf, we are creating a destination that amplifies the appeal of both properties and elevates the entire Orange Beach experience." 

Joining Favre for the ceremonial shovel turn were key figures instrumental in bringing the resort vision to life, including John Cohlan, CEO and co-founder of Margaritaville Holdings. His presence underscored the collaborative effort behind this transformative project. 

"Thanks to the collaborative efforts of Art and his team, this project represents a unique opportunity to offer our signature lifestyle experience in a setting that blends coastal appeal and growing local energy within the area's lively community destination," added Cohlan. "Given Jimmy Buffett's long-standing connection to the area, this iconic project is especially meaningful to everyone in Margaritaville." 

Following the groundbreaking, a reception at the Orange Beach Event Center at The Wharf welcomed guests from the local community, tourism sector, and project teams. The program featured remarks from Art Favre, John Cohlan, City Council Member Jeff Boyd, Alabama Director of Tourism Lee Sentell, and representatives from Premier Wharf Management, including Garrett McNeil and Jason Alley, who provided updates on the project's timeline and features. 

Margaritaville Resort Orange Beach at The Wharf is set to feature more than 400 residences, including luxury waterfront condominiums, condominium-hotel units, three- to four-bedroom resort cottages, bungalows, and waterfront villas. Complementing these accommodations will be 43 deep-water transient boat slips, enhancing the resort's appeal to boating enthusiasts.

Additional key attractions include a six-acre water recreation area with a lazy river, adult serenity pool, swim-up bar, and waterslides; multiple dining and beverage venues; a fitness center; arcade; kids' camp; meeting and event spaces; and a private ferry providing seamless access between the resort's Waterfront District and The Wharf.

Sales for resort residences are anticipated to open in the summer of 2025, with pricing expected to start in the mid $500,000s. The first phase of construction, which includes the Waterfront District, condominiums, and recreation area, is projected for completion in 2027, with full buildout by 2029.

"This development represents more than just a resort; it's a significant investment in the future of Orange Beach's tourism and economy," said Tony Kennon, Mayor of Orange Beach.

It's not really a surprise that 70% of buyers paused their home search last year. Maybe you were one of them. And if so, no judgment. Conditions just weren't great.

Inventory was too low, prices were too high, and mortgage rates were bouncing all over. That made it really hard to find a home you loved – and could afford. And why sell if you're not sure where you're going to go?

But here's the thing: the market's shifting. And it might be time to hit play again.

The Inventory Sweet Spot

More homeowners are jumping back into their search to make a move this year. Builders are finishing more homes. And together, that's creating more options for you when you move – maybe even the home you've been waiting for.

More homes = more possibilities.

But there's more to it than that. When you sell, you don't want to feel like it's impossible to find your next home. At the same time, you also don't want inventory to be so high, it takes ages for your house to sell. Right now, you'll get the best of both worlds.

This data will help paint the picture for you. According to Realtor.com, inventory has jumped 28.5% since this time last year, but it's still below pre-pandemic levels in most markets – and here's why this is such a sweet spot (see graph below):

Basically, there are more homes to choose from when you make your move, but not so many that you'll struggle to sell your current house. Your home should sell quickly if you work with an agent to make sure it's priced right and prepped to impress.

More options. Less chaos. Solid demand: That's the real sweet spot.

But here's something else to consider. Data from Realtor.com also shows inventory has been on the rise for 17 straight months. And experts agree it's likely to continue climbing throughout the year. As Lance Lambert, Co-Founder of ResiClub explains:

"The fact that inventory is rising year-over-year . . . strongly suggests that national active housing inventory for sale is likely to end the year higher.​"

So, this may actually be the best time to sell. Your house may stand out more now than it would as the year goes on and inventory grows even more. Wait too long, and you may be one of many trying to stand out later this year.

Have you seen where mortgage rates have been lately? One day they go down a little. The next day, they go back up again. It can feel confusing and even frustrating if you're trying to decide whether now's a good time to buy a home.

Take a look at the graph below. It uses data from Mortgage News Daily to show that after a relatively stable month of March, mortgage rates have been on a bit of a roller coaster ride in April:

This kind of up-and-down volatility is expected when economic changes are happening.

And that's one of the reasons why trying to time the market isn't your best move. You can't control what happens with mortgage rates. But you're not powerless. Even with all the economic uncertainty right now, there are things you can do.

You can control your credit score, loan type, and loan term. That way, you can get the best rate possible in today's market.

Your Credit Score

Your credit score can really affect the mortgage rate you qualify for. Even a small change in your score can make a big difference in your monthly payment. Like Bankrate says:

"Your credit score is one of the most important factors lenders consider when you apply for a mortgage. Not just to qualify for the loan itself, but for the conditions: Typically, the higher your score, the lower the interest rates and better terms you'll qualify for."

Keeping your credit score up is key when it comes to qualifying for a home loan. If you're not sure where your score stands or how to improve it, talk to a loan officer you trust.

Your Loan Type

There are also different types of loans out there, and each one comes with unique requirements for qualified buyers. The Consumer Financial Protection Bureau (CFPB) explains:

"There are several broad categories of mortgage loans, such as conventional, FHA, USDA, and VA loans. Lenders decide which products to offer, and loan types have different eligibility requirements. Rates can be significantly different depending on what loan type you choose. Talking to multiple lenders can help you better understand all of the options available to you."

Always work with a mortgage professional to figure out which loan makes the most sense for you and your financial situation.

Your Loan Term

Just like there are different loan types, there are also different loan terms. Freddie Mac puts it like this:

"When choosing the right home loan for you, it's important to consider the loan term, which is the length of time it will take you to repay your loan before you fully own your home. Your loan term will affect your interest rate, monthly payment, and the total amount of interest you will pay over the life of the loan."

Most lenders typically offer 15, 20, or 30-year conventional loans. Be sure to ask your loan officer what's best for you.

]]> <![CDATA[Jason White's May 2024 Real Estate Market Analysis]]> The real estate market along the Emerald Coast is showing signs of resilience.  Throughout the Destin and 30A submarkets, prices are flat to increasing despite lower to flat sales volume (the large increase in sales volume in 30A East is due to the closings in a completed Alys Beach condominium building.)  The combination of stable to growing sales price and lower sales volume is unusual and points to two external forces and one internal force (that is starting to self correct.)  

The two external forces are the return of mortgage rates to normal levels after an extended period of historically low rates and the normal behavior of buyers during presidential election years.  Both of these factors have buyers sitting on the sidelines, one waiting for rates to come down and one waiting for the outcome of the election.  Once buyers realize the days of sub 4% mortgages are not returning, those buyers should return.  As it relates to the elections, most buyers state that the election being completed and the removal of uncertainty is more important than the outcome.  These buyers should return to the market as well.  Both of these forces impact volume of sales rather than pricing.

The internal market force impacting sales volume is current listing prices.  From 2014 to 2019, the difference between the median list price and median sales prices was relatively consistent.  However, post COVID, list prices grew at a much higher rate than sales prices.  Essentially, a portion of the market is overpriced.  As a result, both inventory and days on market grew. Again, this is paired with stable to growing sales prices.  This means the market fundamentals remain sound but there exists some overpriced inventory in the market.  The good news is that average list prices are reducing to levels normal for the market compared to sales prices.  As this happens, more transactions should occur.  A common view is that price reductions in current listings are a signal of a weak market.  That is not the case on the Emerald Coast. In this case, it is a signal that aggressive sellers are coming back in line with the market.  
Appropriately priced listings typically sell in less than 90-180 days. Aggressively priced listings take longer to sell.  All of these market dynamics emphasize the importance of having a real estate agent who knows and can help navigate the market whether you are buying or selling.  Agents at The Premier Property Group are well equipped to help you and look forward to doing so!

]]> <![CDATA[Jason White's June 2024 Real Estate Market Analysis]]> As we saw in June, July continued the trend of lower year over year volume in the market (Destin to 30A) but with increasing sales prices.  Total sales volume for June 2024 was 25% lower than June 2023. Total sales volume YTD24 is 8% lower than YTD23.  While volume is down, average sales prices increased by 1.3% when comparing June 2024 to June 2023 and increased by approximately 6% from YTD23 to YTD24.  

Normally, those two statistics do not go together (lower sales volume and higher sales prices.)  Last month, we discussed some of the reasons that explain why this is occurring: higher mortgage rates, Presidential election year pauses, and over-priced inventory in the market.  Mortgage rates have not significantly reduced and the Presidential election isn't until November.  If anything, the recent Presidential debate increased the amount of uncertainty.  However, inventory pricing is showing signs of normalizing with average list prices in June falling 11% from the previous June and 10.5% lower when looking at YTD averages.  As listing prices continue to normalize, this will release pent up demand and result in increased transaction volume.

Anecdotally (and it may seem obvious), new listings that are appropriately priced move very quickly in the current market.  Those that are overpriced sit on the market with little interest from buyers.  While this is historically true, it is even more true now.  It takes an experienced agent to help understand and interpret the market.  Premier's agents are ready to help you.  I'm proud to say that in a market where volume has declined by 8%, Premier's volume during the same period has increased by 9% and is #1 in sales volume in Destin.  Let us guide you through the market.]]> <![CDATA[January 2024 Market Report]]>

In the latest Equity Insights Report, Selma Hepp, Chief Economist at CoreLogic, explains:

"With price gains continuing to help homeowners build wealth, equity has reached a new high and regained losses that resulted from declines last year. And while the average U.S. homeowner gained over $20,000 in additional equity compared with the third quarter of 2022, some markets are seeing larger increases as price growth catches up."

And that figure is just for the last year. To help you really understand how that number can add up over time, the report also says the average homeowner with a mortgage has more than $300,000 in equity. That much equity can have a big impact.

If you're looking to buy a home, the recent downward trend in mortgage rates is good news because it helps with affordability. But there's another way this benefits you – it may inspire more homeowners to put their houses up for sale.

The Mortgage Rate Lock-In Effect

Over the past year, one factor that's really limited the options for your move is how few homes were on the market. That's because many homeowners chose to delay their plans to sell once mortgage rates went up. An article from Freddie Mac explains:

"The lack of housing supply was partly driven by the rate lock-in effect. . . . With higher rates, the incentive for existing homeowners to list their property and move to a new house has greatly diminished, leaving them rate locked."

These homeowners decided to stay put and keep their current lower mortgage rate, rather than move and take on a higher one on their next home.

Early Signs Show Those Homeowners Are Ready To Move Again

According to the latest data from Realtor.com, there were more homeowners putting their houses up for sale, known in the industry as new listings, in December 2023 compared to December 2022 (see graph below):

 

Here's why this is so significant. Typically, activity in the housing market cools down in the later months of the year as some sellers choose to delay their moves until January rolls around.

This is the first time since 2020 that we've seen an uptick in new listings this time of year. This could be a signal that the rate lock-in effect is easing a bit in response to lower rates.

What This Means for You

While there isn't going to suddenly be an influx of options for your home search, it does mean more sellers may be deciding to list. According to a recent article from the Joint Center for Housing Studies (JCHS):

"A reduction in interest rates could alleviate the lock-in effect and help lift homeowner mobility. Indeed, interest rates have recently declined, falling by a full percentage point from October to November 2023 . . . Further decreases would reduce the barrier to moving and give homeowners looking to sell a newfound sense of urgency . . ."

And that means you may see more homes come onto the market to give you more fresh options to choose from.

That's because the number of homes for sale is still so low. Data from the National Association of Realtors (NAR) shows 76% of homes sold within a month and the average saw 3.5 offers in June.

To set yourself up to see advantages like these, you need to rely on an agent. Only an agent has the expertise needed to find the right asking price for your house. Here's what's at stake if that price isn't accurate for today's market value.

The price you set for your house sends a message to potential buyers.

Price it too low and you might raise questions about your home's condition or lead buyers to assume something is wrong with it. Not to mention, if you undervalue your house, you could leave money on the table, which decreases your future buying power.

]]> <![CDATA[Today's Real Estate Market: The 'Unicorns' Have Galloped Off]]>

Comparing real estate metrics from one year to another can be challenging in a normal housing market. That's due to possible variability in the market making the comparison less meaningful or accurate. Unpredictable events can have a significant impact on the circumstances and outcomes being compared. 

Comparing this year's numbers to the two 'unicorn' years we just experienced is almost worthless. By 'unicorn,' this is the less common definition of the word:

"Something that is greatly desired but difficult or impossible to find." 

The pandemic profoundly changed real estate over the last few years. The demand for a home of our own skyrocketed, and people needed a home office and big backyard. 

  • Waves of first-time and second-home buyers entered the market.
  • Already low mortgage rates were driven to historic lows. 
  • The forbearance plan all but eliminated foreclosures.
  • Home values reached appreciation levels never seen before.

It was a market that forever had been "greatly desired but difficult or impossible to find." A 'unicorn' year.

Now, things are getting back to normal. The 'unicorns' have galloped off. 

Comparing today's market to those years makes no sense. Here are three examples: 

Buyer Demand 

If you look at the headlines, you'd think there aren't any buyers out there. We still sell over 10,000 houses a day in the United States. Of course, buyer demand is down from the two 'unicorn' years. But, according to ShowingTime, if we compare it to normal years (2017-2019), we can see that buyer activity is still strong (see graph below):

Home Prices

We can't compare today's home price increases to the last couple of years. According to Freddie Mac, 2020 and 2021 each had historic appreciation numbers. Here's a graph also showing the more normal years (2017-2019):

We can see that we're returning to more normal home value increases. There were several months of minimal depreciation in the second half of 2022. However, according to Fannie Mae, the market has returned to more normal appreciation in the first quarter of this year.

Foreclosures 

There have already been some startling headlines about the percentage increases in foreclosure filings. Of course, the percentages will be up. They are increases over historically low foreclosure rates. Here's a graph with information from ATTOM, a property data provider:

There will be an increase over the numbers of the last three years now that the moratorium on foreclosures has ended. There are homeowners who lose their home to foreclosure every year, and it's heartbreaking for those families. But, if we put the current numbers into perspective, we'll realize that we're actually going back to the normal filings from 2017-2019.

The National Association of Realtors (NAR) will release its latest Existing Home Sales Report tomorrow. The information it contains on home prices may cause some confusion and could even generate some troubling headlines. This all stems from the fact that NAR will report the median sales price, while other home price indices report repeat sales prices. The vast majority of the repeat sales indices show prices are starting to appreciate again. But the median price reported on Thursday may tell a different story. 

Here's why using the median home price as a gauge of what's happening with home values isn't ideal right now. According to the Center for Real Estate Studies at Wichita State University:

"The median sale price measures the 'middle' price of homes that sold, meaning that half of the homes sold for a higher price and half sold for less. While this is a good measure of the typical sale price, it is not very useful for measuring home price appreciation because it is affected by the 'composition' of homes that have sold.

For example, if more lower-priced homes have sold recently, the median sale price would decline (because the "middle" home is now a lower-priced home), even if the value of each individual home is rising."

People buy homes based on their monthly mortgage payment, not the price of the house. When mortgage rates go up, they have to buy a less expensive home to keep the monthly expense affordable. More 'less-expensive' houses are selling right now, and that's causing the median price to decline. But that doesn't mean any single house lost value. 

Even NAR, an organization that reports on median prices, acknowledges there are limitations to what this type of data can show you. NAR explains:

"Changes in the composition of sales can distort median price data."

For clarification, here's a simple explanation of median value:

  • You have three coins in your pocket. Line them up in ascending value (lowest to highest).
  • If you have one nickel and two dimes, the median value of the coins (the middle one) in your pocket is ten cents.
  • If you have two nickels and one dime, the median value of the coins in your pocket is now five cents.
  • In both cases, a nickel is still worth five cents and a dime is still worth ten cents. The value of each coin didn't change.

The same thing applies to today's real estate market.

Bottom Line
